Apartments Near the City Center

Vadden Skövdebostäder’s popular residential area with apartments close to downtown on Falkvägen. We are now expanding the development with two additional buildings.

From this location on the slope of Billingen, you as a tenant are close to just about everything. For example, it’s not far to grocery stores, the city center with its variety of shops, and the Billingen recreation area with its outdoor activities. The apartments are well-designed with open floor plans and amenities such as an induction cooktop and a washing machine.

Rental begins November 10

On the morning of November 10, we’ll list the apartments here on our website. You’ll then be able to take your time looking at the different apartments and floor plans, and register your interest in the apartment(s) you’re interested in. The apartments are rented out through our regular housing waiting list —so if you haven’t already registered for the list, now is the time to do so.

Visit a model apartment

On Wednesday, November 4, and Thursday, November 5—the week before rentals begin—you’ll have the opportunity to visit a furnished three-room apartment and take a look at several other apartments on the same floor. Sign up for our newsletter, and you’ll receive an invitation to the open house.

The Apartments at Vadden

At Vadden a brand-new, modern rental apartment. It features amenities such as a washing machine, dryer, dishwasher, and induction cooktop. The open floor plan makes it easy to socialize.

The new houses in Vadden :

One-bedroom apartments (2 units, approximately 35 square meters),
Two-bedroom apartments (28 units, approximately 55–62 square meters)
Three-room apartments (22 units, approximately 71 square meters).

An open floor plan between the living room and kitchen creates a great setting for socializing. The image shows a two-room apartment measuring 62.5 square meters—actual conditions may vary.

Rents

Rents have now been set and negotiated with the Tenants' Association. In addition to the base rent, there are costs for electricity, hot water, and cold water.

Adjacent to the buildings, there will be 32 parking spaces and 18 garage spaces. Parking spaces can be rented for 210 SEK per month, and garage spaces for 430 SEK per month.

Balcony, Storage Room, and Choice of Materials

Most apartments have their own balcony. Here, for example, you can grow plants, enjoy a cup of coffee, or take in the view of Billingen and the surrounding area. All units come with a cold storage room, providing you with convenient storage space for items you don’t use every day. Many of the apartments have storage space on the balcony, but in some units, the storage space is located inside the apartment instead.

The walls in the shower rooms are tiled, a material that is both stylish and easy to clean. The floors in the shower rooms and the hallway are tiled—elsewhere, we’ve chosen durable hardwood flooring throughout, which gives a natural feel.

The apartments are heated using radiators.

Floor Plans

The new buildings in Vadden a variety of apartments—ranging from smartly designed studio apartments of about 35 square meters to spacious one- and two-bedroom apartments ranging from about 55 to 71 square meters.

Regardless of size, all apartments feature an open floor plan between the kitchen and living room, creating bright and inviting spaces. The slanted walls, windows facing multiple directions, and recessed balconies give each apartment its own unique character and an exciting floor plan with plenty of light and space. The floor plans are also available in mirror-image configurations, adding further variety to the design.

As a public housing company, we at Skövdebostäder are committed to setting an example in sustainability. At Vadden , we Vadden on sustainability by, among other things:

challenge us further to reduce carbon dioxide emissions in the construction process and to choose sustainable materials with a lower carbon footprint. We have set requirements for so-called carbon dioxide equivalents—a measure of greenhouse gas emissions—in our procurement for the project.

Parking Lots in Vadden

Much of the area is within biking distance of Vadden for those who occasionally need a car, our car-sharing service is available at Jupiter central Skövde. For those who need their own car, we are building a parking garage. In addition to approximately 18 new garage spaces, we are also adding approximately 44 outdoor parking spaces in the area. The spaces will be rented out through a separate parking waiting list, and the breakdown between any visitor spaces and rented spaces has not yet been determined.

Inspired by Heineman

When Studio Ekberg designed the new buildings in Vadden , they Vadden from the style of architect Hans-Erland Heineman. Among other projects, he designed Kulturhuset, Billingehus, and St. Luke’s Church. The buildings will feature a lime-colored stucco facade and an illuminated glass section.

Rental – Here's How It Works

Here's what to do if you're interested in renting one of the apartments:

1. Join our housing waiting list

We use the points in the housing waiting list when renting out new construction units at Vadden. You earn queue points for each day you’re on our housing waiting list. So, if you’re not already on our housing waiting list, sign up as soon as possible!

2. Express your interest in the apartments you're interested in and rank them in order of priority.

On November 10, we will publish information about the 52 new apartments at Vadden here on our website.

You can then log in to My Pages and apply for the apartments you’re interested in. You can apply for as many as you like—but keep in mind that you should only apply for apartments you’d actually consider living in.

The apartments will be listed for about a week, so you have until then to express your interest and set your priorities. It doesn't matter when during this period you sign up, so you can take your time.

When you rank the apartments, put the one you want most at the top, as number 1. Number 2 is your second choice, and so on. Once the apartments you’ve applied for are in the order of priority you’ve chosen, you can sit back and wait until we start sending out offers.

3. We send out offers

If your score is queue points or lower, you have a favorable credit report, and you have sufficient income, you will receive an offer on the apartment you ranked highest.

You can receive only one offer during the first round of leasing.

The offer will appear on My Pages and will also be sent to you via your preferred method (email or mail). If you decline the offer, you will not receive another offer during the same rental round. Therefore, please express interest only in the apartments you are truly interested in.

Since this is a new construction project, you won't be able to view the apartment before accepting the offer. The response time may therefore be slightly shorter than usual.

It's stated in the offer, and you can see on My Pages how long you have to respond. The easiest way to respond is through My Pages. If you haven't accepted the offer within the specified response time, it will be passed on to the next person in line.

4. You sign a contract

Once you accept the offer, you’ll move on to signing the lease. We may ask you to provide additional information. We’ll then send you the lease for e-signing using BankID. You’ll sign the lease right away, even if you won’t be moving in until later. If you don’t have BankID, you’ll need to visit our Bobutik and sign the lease in person.

You won't start paying rent until the lease takes effect, but you'll receive the first rent invoice the month before you move in, since rent is paid in advance.

Congratulations on your new apartment! You'll be moving in in May 2027.
