For older adults, we primarily need to address accessibility issues, but we may also need to consider how we define different groups of older adults. For the youth category, the focus should be on keeping costs down, but it may also be necessary to prioritize young people for certain apartments, even within the existing housing stock. We must also ensure that we maintain a good dialogue and collaboration with the University of Skövde to monitor trends in student housing needs.
To ensure that we can meet future needs, we need to develop a long-term land supply plan in parallel with ongoing construction and project planning in order to move these processes forward. In addition, it is important that we continue to work toward more collaborative projects with the municipality, our sister companies within the municipal group, and the private sector, so that we can serve as the catalyst we are meant to be.
We have successfully completed the major renovations of our older housing stock through proactive maintenance planning. This now needs to be followed up with new, long-term planning using a digital tool. We also need to develop options for tenants to upgrade standards and add optional features themselves, as a way to increase the appeal of their homes and give them more say in their living spaces. This must be preceded by an improved order workflow that provides both us and the tenants with a better overview. Digitizing processes will also be required in areas such as documentation and blueprints.
An important consideration in new housing projects and renovation is to ensure that social value is incorporated by striving to create natural social and physical gathering places.
Although there is a great need for new apartments, we know that successfully renting out newly built apartments is not a given. The reality is that most new construction today is, in practice, too expensive for those who truly need a place to live. This is a very difficult equation to solve. One approach could be to increase turnover in the housing stock by developing concepts in new areas to attract those who can pay more. In the long run, this would free up more affordable apartments in the older housing stock.
