Bathroom Renovation in Östermalm
Renovations are currently underway, primarily in the bathrooms in Östermalm. We previously assessed the need and concluded that the bathrooms needed to be renovated, but that the plumbing did not need to be replaced. The work is scheduled to take place in phases during 2025 and 2026.
Bathroom
- Renovation of the shower room's surfaces—you'll get new flooring and new tile on the walls.
- New toilet and new sink.
- New bathroom cabinet with a 220-volt electrical outlet.
- New shower solution—and what each apartment will end up with depends on the current layout. If you have shower walls, a shower enclosure, and/or a washing machine installed by us, we’ll install shower walls with a corner entry. If you have a shower curtain rod, we’ll install a new one, and if you have a bathtub, we’ll remove it and replace it with a shower curtain rod. The bathtub can be reinstalled upon request.
Kitchen
- new sink lighting
- New ceiling lights in some apartments
Hall
- Install a ground fault circuit interrupter in the electrical panel.
Compensation
Since the tenant cannot use their apartment as usual during the renovation, they will receive compensation. We will deduct 50 percent from the base rent the month after the work is completed. The amount has been negotiated with the Tenants’ Association and is intended, among other things, to compensate for disruptions and reduced use of the apartment. It also covers electricity consumption and additional cleaning beyond the contractor’s final cleaning.
Rent Increase After Completion of Work
According to our agreement with the Tenants’ Association dated September 9, 2024, the rent per apartment will increase by 60 SEK per month as a result of the renovation. The increase will take effect once the work in the apartment is completed. This amount covers the renovation of the shower room, including electrical work in the kitchen and hallway.
No replacement of apartment doors
We asked our tenants if they would like us to replace their apartment doors. Since fewer than half responded in the affirmative, we will not be carrying out that part of the project. Consequently, there will be no further rent increase beyond the negotiated 60 kronor associated with the renovation.
