What will the rent increase be for housing in 2026?
The rent increase varies slightly depending on which residential area you live in and will take effect on
January 1;

- Källtorp: 3.00%
- Aspö Eko-logi, Bostället, Fältspaten, Frostaliden, Havstenavägen 20, Hästhoven, Jordfräsen, Käpplunda park, Mossagården, Spånvägen, Timmerlyckan, Timmervägen, Tyr : 3.27%
- Jupiter, Saturnus, Skade , Snickaren: 3.90%
- All other residential areas: 3.60%
Why don't all areas get the same rent increase?
This is partly because tenants in certain areas pay for heat and water themselves, which results in a smaller rent adjustment compared with other residential areas. We have also adjusted the rent changes for properties in the city center to create a more even level.
How much will my monthly rent be?
You can see the rent amount for your apartment on " My Pages" or on your rent statement in mid-December.
To calculate your new rent, take the percentage increase for your area and multiply it by your current rent. Then add that amount to your current rent.
Example:
If your current rent is 6,760 SEK and the increase is 3.60%, here's what you do:
- Calculate the increase: 6,760 × 0.036 = 243.36 SEK
- Your new monthly rent will be 6,760 + 243.36, or 7,003 SEK (rounded to the nearest krona).
What will be the rent increase for garages and parking spaces in 2026?
The rent increase for garages and parking spaces will be 10 kronor per month. This is not included in the negotiations with the Tenants' Association.
What will the rent increase be for commercial premises in 2026?
Rents for separately leased commercial spaces and storage units will increase by the same percentage as the residential rents for the property in question.
How and by whom is the rent determined?
Skövdebostäderreaches an agreement with the Tenants' Associationregarding the rent. The Tenants' Association negotiates on your behalf and acts as your voice in the negotiations.
To determine the appropriate rent level, the Swedish Tenants’ Association, the Swedish Property Owners’ Association, and the Swedish Public Housing Association have agreed on a number of parameters that will influence rent negotiations. These include costs for electricity, water, waste disposal, operations, interest, and maintenance, among others, which are factored into the calculation. GDP and inflation are also factored in. The agreement takes into account trends over the past three years rather than just the upcoming cost increases a property owner will face. The idea is to reduce the risk of individual events having a disproportionately large impact.
How do rent negotiations work?
Here's how we negotiate the rent:
- Skövdebostäder is submitting a proposal to the Tenants' Association regarding the amount by which we need to raise rents.
- We and the Tenants' Associationmeet for negotiations, during which we try to reach an agreement on the new rent.
- If we are unable to reach an agreement, we will seek assistance from the Rental Market Committee. The committee includes experts from the Swedish Tenants' Association and Sveriges Allmännytta.
- We allocate the increase across our areas based on various factors.

Why does Skövdebostäder need to raise the rent?
When Skövdebostäder needs to raise the rent in an area, it is for the following reason:
- We are facing higher costs for items such asinterest, electricity, water, waste management, andmaintenance. This affects all types of housing—whether you rent an apartment from us or own a single-family home, for example. Many people have been hit harder by higher electricity prices and other cost increases than our tenants have.
- Swedish law states that we must chargethe appropriate rent for the apartment. If you are currently paying rent that is too low compared to what your apartment is worth, we may therefore need to raise the rent. According to the Rent Act, we must set the rent based on how tenants generally value the apartment’s standard and usability. As a company, we are also obligated to act in accordance with sound business principles—in part to ensure that there is no distortion of competition with private landlords.
- We use the money forrenovations, maintenance, customer service, and investments that promote sustainability,among other things.When it comes to renovations, by taking a long-term financial approach, we can renovate your property when it makes strategic sense. This reduces the likelihood of damage to the building—and we won’t have to raise the rent sharply if damage does occur.

What is my rent used for?
The largest portion of your rent goes towardheating, electricity, water, and waste disposal.Significant portions are also allocated toproperty management, maintenance, andrepairs.We have approximately 70 neighborhood managers, environmental managers, property managers, technicians, and tradespeople who work to keep your neighborhood and your apartment in good, well-maintained condition. This is a major advantage of living in a rental apartment with Skövdebostäder. A portion of the rent also goes toward administration—which includes, for example, services such as our customer service center, rent administration, parking space rentals, and handling of repair requests.
Why does Skövdebostäder need to make a profit?
Profit in and of itself is not the goal for us at Skövdebostäder, but we must operate in a business-like manner.
A strong financial result enables us to provide the service and quality our tenants deserve. We use the surplus to reinvest, maintain, and build new properties. Each year, we spend just over 100 miljoner on maintenance and reinvestments. We also invest in new housig projects to support Skövde’s growth. A strong financial result gives us the security to handle any unforeseen events and maintain a high level of service, the quality of our housing, and safe and pleasant neighborhoods.
