Here's what our housing waiting list says: The most in-demand housing units

In late 2025, Skövdebostäder conducted a comprehensive survey of everyone over the age of 18 on the housing waiting list—nearly 59,000 people. The responses provide a clear picture of which features, locations, and apartment sizes are in highest demand—and the results confirm that Skövdebostäder is already moving in the right direction.

The responses provide a clear picture of which features, locations, and apartment sizes are in highest demand—and the results confirm that Skövdebostäder is already moving in the right direction.

Nearly 9,400 people responded, providing a clear picture of what future home seekers prioritize. The results show strong demand for two- and three-bedroom apartments close to the city center, preferably with good parking options and features that make everyday life easier.

“The survey confirms that both our portfolio and our new development projects are in line with market needs—which is, of course, reassuring. In an industry where many of our peers are struggling with vacancies, we have so far managed to avoid this. A key factor is that we continuously monitor demand,” says Sebastian Karlström, Head of Property Development.

Housing Close to the City Center Is Important

The results show that nearly half of the respondents would prefer to live within two kilometers of the city center. Only 8 percent are looking to move to areas outside the urban area. When it comes to apartment size, two- and three-bedroom apartments are by far the most in demand, while one- and four-bedroom apartments attract significantly fewer people.

Parking Tops the List

The survey also reveals what people value most in a future home. Access to a parking space tops the list, closely followed by a storage room and a dishwasher. An elevator, a private washer/dryer, and a glassed-in balcony also rank highly when home seekers are asked to rank what is “very important.” Car-related features also dominate when it comes to what people are willing to pay extra for—a garage space, a parking spot, and charging capabilities are the three most common add-ons.

Strong Interest in newly built apartments

There is strong interest in newly built apartments: nearly 70 percent would consider moving into a newly built home, and the kitchen, bathroom, and living room are the top priorities when it comes to new construction. In addition, over 40 percent say they are interested in lifestyle or concept-based housing, with secure housing and senior housing ranking particularly high in terms of preference.

The need for new housing is also confirmed. Just over 18 percent of respondents are actively looking for an apartment today, and nearly 10 percent say they need to move immediately. In addition, nearly 70 percent would consider a newly built apartment. Common reasons for moving include a desire for a ground-floor unit or an elevator, a safer living environment, and closer access to amenities.

“We need to understand both today’s and tomorrow’s needs in order to continue to serve society and remain commercially viable. This survey provides us with valuable guidance on how to develop our offerings and our business areas,” says Sebastian Karlström.

  • 69% are interested in newly built apartments.
  • 41% are interested in lifestyle or concept housing.
  • 19% are actively looking for a place to live right now; 10% need an apartment immediately.
