Subletting

It is possible to sublet your apartment, but you must have valid reasons and obtain our prior approval. Never begin subletting before the sublease has been approved—an unauthorized sublease can have serious consequences.

Examples of valid reasons include studying or working in another location for a limited period of time, or wanting to try living with someone. What constitutes a valid reason is governed by the Tenancy Act and is assessed on a case-by-case basis.

You are responsible for finding someone who wants to sublet your apartment.

  • Once a sublease has been approved, we will send a written confirmation to both you, as the primary tenant, and the subtenant.

How to Apply for a Sublease

If you want to sublet your apartment, fill out the sublease application (PDF) and send it to us along with supporting documentation that substantiates your reason.

You will be notified by email whether your application has been approved or denied. The processing time can be up to four weeks.

You're responsible—even when you rent out your property

You remain responsible for the apartment even while it is sublet.
The subtenant is your tenant, while you remain our tenant.
This means that we will contact you if, for example:

  • the rent is not paid on time
  • the apartment is not being maintained
  • disruptions occur

We therefore recommend that you draw up a written agreement with your subtenant. This provides security for both of you.

No priority for the first-choice lease

A person who sublets an apartment has no right to take over the primary lease. If the lease is terminated, the apartment is rented out through the regular housing waiting list.

Short-term rentals through platforms such as Airbnb

Renting out your apartment through services such as Airbnb is considered subletting and is not permitted without our approval.
Unauthorized subletting may result in the termination of your lease.

Forms for Subletting

Student Information
If you live in a student apartment: If you live in a student apartment, there are special rules that apply even when subletting. You may only sublet the apartment to a person who has been admitted to the University of Skövde and is actively pursuing studies (at least 15 higher education credits per semester). This requirement applies throughout the entire subletting period and must be verifiable if necessary.
