Pay the rent
Paying your rent is the most important thing you must do to avoid losing your apartment. There are many ways to receive your rent bill, but you are always responsible for paying it, regardless of whether you’ve received a bill or not.
If you don't pay your rent, this is what happens:
- You will first receive a payment reminder
- If you still do not pay, the case will be referred to a collection agency, which currently costs 180 kronor (2026).
- If you still don't pay, the case will be referred to the Enforcement Authority
- If you don't pay now, you'll be evicted
- Once you’ve been evicted, it’s very difficult to find a new apartment—both with us and with other landlords
You must not disturb your neighbors
According to the Tenancy Act, you must never disturb your neighbors, regardless of the time of day. Keep in mind that in apartment buildings, various noises are common, and you’ll have to live with them. During the day, you must be more tolerant of different kinds of noise than at night. Everyday noises such as vacuuming, showering, children playing, and clattering in the kitchen are all part of life. Late in the evening and at night, it should be relatively quiet, even though it can never be completely silent.
There are sounds and behaviors that may be perceived as disruptive but do not constitute a disturbance. These can include, for example, odors and children playing. Things that may constitute a disturbance include loud music and shouting and screaming, but this often depends on the specific circumstances, such as how often or at what time of day it occurs. The Tenancy Act does not take particularly sensitive individuals into account.

You must take care of and maintain your apartment
Failing to take care of your apartment can result, for example, in abnormal wear and tear—which can occur if too many people live in the apartment or if you are careless with appliances and other items belonging to the apartment. You will be liable for any damages that occur. We have a few tips on how to take care of your apartment.
